About Sector 25 Kisaan Quota Plots : Farmer Plots in Sector 25 were allotted in year 2012 onwards against the land acquired for Jaypee Sports City. Transfer & Registry : In these plots the allotment is in the name of farmer thus farmer registry is compulsory. Thus there is 3 step process: 1) Farmer Registry - This is first step where farmer submit lease rent and get his registry done. 2) Buyer Transfer - This is 2nd step where buyer get his transfer (TM or Transfer of Memorandum) done 3) Buyer Registry - This is 3rd and last step where buyer get his registry done.
Possession: The possession for farmer plots will be done immediately after 1st registry.
Lease Rent: The Lease Rent is required to be submitted during the 1st registry.
Bank Finance : Loans are available only on registered Plots by all nationalize banks including BOB, SBI and several other private banks including Axis, ICICI and HDFC bank.
Investment Option: These plots are best for investment as these are developed plots with street lights, parks, wider road and nearby Jewar Airport and Film City. Being cheaper these plots are always in higher demand.
Commercial Use: These plots are residential but 50% of these plots can be used as semi commercial and few limited types of businesses can be done like GYM, clinic, guest house, coaching center etc.

I have listed key reasons why a person should avoid buying unregistered farmer plots. 1. The unregistered plots are transferred immediately, these plots can be transferred only when the farmer get his plot’s registry done. It may take several months to several years and rates may go high during that time. Thus there is big risk to get these plots transferred on buyers name after price appreciation. 2. As these plots are sold on the registered agreement to sale, there is always a risk to make the agreement disputed. 3. People buy plots on the basis of GPA but even in case of GPA, the farmer physical presence is required to get the registry and transfer done. Thus it will be mandatory for buyer to call farmer during the time of his registry.

Ans: These plots are not semi commercial or commercial but few people call them semi commercial plots because these plots have a leverage to use them 50% as commercial plots. Que: Is Bank Loan available on these 7 percent Farmer quota plots? Ans: Yes, loan is available on these plots but only on registered plots. The loan is being easily processed by ICICI and HDFC bank on these plots if your profile is good rated but the loan amount is approved is too less as compared to general plots because of the government circle rate.
