There are 300 sqm YEIDA residential plots available in Sector 18 & Sector 20 on Yamuna Expressway near Jewar Airport. Location & Distance : Sector 18 & 20 are adjacent to Yamuna Expressway but as Yamuna Expressway is elevated these sectors are located on 100 meter service road which is parallel to Yamuna Expressway. Bank Finance : Loans are available only on registered Plots by all nationalize banks including BOB, SBI and several other private banks including Axis, ICICI and HDFC bank. The loans are available up to 40 lakhs by private banks and up to 35 lakhs by nationalize banks on 300 sqm plots. Circle Rate & Market Price: Current Circle Rate for these plots in Sector 18 & 20 is Rs. 35000/- per sq meter (Revised in April 2025) and market price is between 52 lakhs to 70 lakhs depending upon location, pocket development, registered vs unregistered, facing, road size etc. Parks & Green belt: There are big parks in every pocket and green belts near road and plots. The minimum road size is 12 meter in Sector 18 & 20. Road size: The minimum road size is 12 meter in Sector 18 & 20. The wider roads are available as well of size 18 meter, 24 meter, 45 meter, 60 meter as well as 100 meter in these pockets. Investment Option: These plots are best for investment as these are developed plots with street lights, parks, wider road and nearby Jewar Airport and Film City. The expected price for these plots can grow beyond our imagination in very short span of time. The area development is in high pace. Once the Jewar Airport construction will start, prices are expected to soar by several lakhs. Everyone is sure that after Jewar Airport will start price hike could be multiple fold. This is best investment as per today in Delhi & NCR. Commercial Use: These plots are residential thus you can’t use these for commercial purpose but you can easily convert few plots in commercial property. In Uttar Pradesh, there is mixed land use policy where you can convert any residential property which is on 24 meter or wider road into commercial property. You can go for wider road and can have an eligible property for commercial use. Completion Time & conditions: The completion time and condition is 3 years after physical possession (After Registry). The minimum area to complete is 50% of total area, where boundary wall, gate, working washroom, a kitchen is mandatory. Electrical connection is not necessary for completion. As a self Use: These plots are fantastic for self use, the beautiful infrastructure and modern township with wide roads, parks, greenbelts, drinking water, sewer system, electricity and all facilities nearby, these plots are cheap and best option as per today in Delhi NCR. The region is going to be developed very soon once the construction of airport will start. Plot owners have started completion and boundary walls in various sectors already. The expected time is 4 to 5 years when life would start here. While comparing the budget and size of the plot, these plots are best deal as compared to property in other region of Delhi NCR.
